WORKING WITH US

​We are a full service architecture practice with experience developing creative designs for some extraordinary clients. Our clients come to us for expert advice on the design and development of their building projects and for clear, correct and concise professional services.

We accommodate a variety of client types from those knowledgeable about the design and construction process with extremely discreet requirements, to those with exceptional and amazing ideas ready to get right to the development of a set of drawings to pursue cost estimates and get the ball rolling on construction, to those who are completely void of ideas and really need to sit down and generate a vision and path forward to achieve their goals. Our unique ability to span the gamut of personalities and provide unique approaches to all project scopes is what sets us apart from our competitors and what challenges us to sustain such a diverse practice.

HOW TO GET STARTED?

Having these can make the initial stages of the project easier, but we can help if you don't have any of these items:
  • ​Realistic project goals.
  • ​A budget that coincides with the level of design and construction that is expected to occur on the project.
  • An anticipated schedule.
  • Any record information for your property and or building, including a deed, land survey, and existing construction documents.
  • An open mind and a creative spirit so that we can work together to develop something amazing for you.

WHAT ARE OUR BASIC SERVICES?

Every project is unique and has its own constraints and generally services can be customized, however we offer the same basic services from the outset on every project:

Pre-Design
  • ​Review of the Owner's budget and schedule.
  • Collecting information about the Owner's personal preferences, wants, needs and desires for the project.
  • Review of the Owner's space program.
  • Conducting a site visit(s) to understand the property and orientation.
  • Review of the Owner's deed and survey.
  • Performing a zoning analysis.
  • On alteration projects, developing existing conditions documents.

Schematic Design
  • Develop a schematic site and building design, or multiple options for evaluation including preliminary architectural and structural solutions.

Construction Documents
  • Develop a coordinated set of documents for the Owner to use for permitting the work with the municipality's code enforcement officials and bidding the work out to contractors.

Permit Support
  • Supporting the Owner with the application for a building permit.
  • Responding to comments from the municipality's code enforcement official.

WHAT ARE OUR ADDITIONAL SERVICES?

Some projects require additional in-house or subconsulting services:
  • ​Feasibility Studies

  • Visualization (Still renderings & animations e.g. walkthroughs)
  • Design of mechanical, electrical, plumbing and fire protection systems
  • Structural engineering
  • Land surveying, geotechnical, or civil engineering
  • Cost Estimating
  • Selection of fixtures, furnishings and equipment
  • Bid support (e.g. developing a bidder's package, qualifying contractors, analyzing bids)
  • Construction phase services (e.g. site observations, pre/post installation meetings, approving requests for payment, responding to requests for information, reviewing the Contractor's submittals, punch lists and approving work)
